Asbestos Management Surveys

Are you searching for asbestos surveyors to provide Asbestos Management Surveys? Asbestos surveys are required by law because of the high risks associated with exposure to asbestos.

Asbestos Management Surveys – previously called Type 2 Surveys – are the most common type of asbestos survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any asbestos-containing materials (ACMs) within a building. This survey aims to establish the presence of any asbestos that could be damaged or disturbed during normal occupancy, including any maintenance or installing new equipment, such as changing lightbulbs.

The Health and Safety Executive states that any Management Survey aims to ensure that:

  • No one is harmed by the continuing presence of asbestos
  • ACMs remain in a good condition
  • Nobody disturbs the ACMs by mistake

Once this survey has been completed, this can be used to create the property’s asbestos management plan so that the condition and presence of asbestos can be monitored. This is used to ensure asbestos is removed before it becomes a risk to health and safety. Protecting the health and safety of of staff, tenants, or occupants being exposed to asbestos fibres.

Why do Asbestos Management Surveys need to be completed?

An Asbestos Management Survey is the first step towards compliance under Regulation 4 of the Control of Asbestos Regulations (2012) for non-domestic premises.

In order to effectively manage asbestos, you will need to know where it is, the extent and type of asbestos and the condition it is in. An Asbestos Management Survey will provide this information.

Legal responsibilities surrounding asbestos include:

  • Identifying ACMs
  • Assuming ACMs are present in areas that cannot be accessed and managing these accordingly
  • Undertaking remedial work to remove or contain any dangerous ACMs
  • Conducting risk assessments to assess for potential asbestos contamination
  • Keeping accurate records and maintaining an asbestos register

Our Asbestos Management Surveys will usually involve sampling and analysis, but they can also presume the presence or absence of ACMs if access is not practical or dangerous. Our experienced asbestos surveyors can use their knowledge and experience to make these judgements.

Asbestos Management Surveys are not intrusive, if you intend to carry out some refurbishment and demolition to the property, an Asbestos Refurbishment & Demolition Survey will be needed.

Where destructive sampling methods are used, in the area you will be damaging anyway as part of your refurbishment work. Ensuring that yourself or tradespeople does not accidentally expose themselves to asbestos during the renovation work.

Why manage asbestos?

It is still believed that half a million commercial buildings in the UK contain asbestos. Asbestos must be managed properly because it is still the UK’s number one cause of work-related deaths.

Every year thousands of people who have been exposed to asbestos in the past die due to illnesses, including asbestosis, mesothelioma, and lung cancer.

If you are responsible for the maintenance and repair of a property, you must manage the asbestos as you have a duty of care over the users of the building.
