Asbestos Refurbishment & Demolition Surveys are fully intrusive and involves destructive inspection, so every part of the property will need to be accessed. This includes lifting floors, carpets, or tiles and breaking through walls, ceilings, cladding and partitions. It may also involve accessing service ducts, roof voids, and basements. This type of survey is completed in buildings that are unoccupied to minimise risk to the public or employees.

If the survey is being completed for minor refurbishment work, any inspection will only need to apply to the room involved.

Who needs an Asbestos Refurbishment & Demolition Survey?

All R&D Surveys need to be carried out in accordance with the Control of Asbestos Regulations 2012, which state that all ACMs must be removed from a building, as far as reasonably practicable, before major refurbishment or structural work.

When should I have an Asbestos R&D Survey?

It is strongly advised that any survey takes place as soon as possible in the process, as some materials will be categorised as licensed asbestos by the HSE. This will mean that a 14-day notification period is mandatory alongside the formal notification of works.
